Terms and Conditions (GTC)

Section 1 Scope of Application

These General Terms and Conditions apply to the rental of the holiday apartments and all related services provided by the landlord.

For bookings made via booking platforms such as Booking.com, the booking, payment, and cancellation conditions agreed upon there also apply.


§ 2 Booking and Conclusion of Contract

The accommodation contract is concluded upon receipt of the landlord's booking confirmation or through a binding booking via a booking platform.

The holiday apartment may only be used by the persons specified at the time of booking.

Over-occupancy is not permitted.

The landlord is entitled to withdraw from the contract or terminate it without notice in the event of incorrect information regarding the number of persons or misuse.

§ 3 Prices and Payment

The prices and payment conditions agreed upon at the time of booking apply.

The landlord is entitled to refuse handover of the holiday apartment in the event of non-payment.

The guest shall bear the costs for international transfers or chargebacks, provided they were caused by the guest.

§ 4 Arrival and Departure

Check-in is possible from 2:00 PM.‍

Check-out is by 11:00 AM at the latest.‍

The arrival time should preferably be communicated to the landlord in advance.‍

A late check-out is only possible by prior arrangement and subject to availability.‍

The holiday apartment must be left broom-clean upon departure. Dishes must be cleaned and put away, trash disposed of, and the refrigerator emptied.‍

In case of a late departure without prior consent, the landlord may charge for any additional costs incurred as a result.

§ 5 Use of the Holiday Apartment

The holiday apartment and all its inventory must be treated with care.‍

Parties, events, commercial use, and disruptive behavior are not permitted.‍

Statutory quiet hours and the house rules must be observed.‍

Smoking is not permitted in the holiday apartment.‍

Pets are not allowed unless explicit written consent has been given.‍

Subletting or re-renting the holiday apartment is not permitted.‍

The landlord or authorized persons may enter the holiday apartment in case of imminent danger, technical problems, or necessary repairs.‍

In the event of serious violations of these General Terms and Conditions or the house rules, the landlord is entitled to terminate the rental agreement without notice.

§ 6 Damages and Guest Liability

The guest is liable for all damages caused to the holiday apartment or its inventory by themselves, fellow travelers, or visitors.

Any discovered damages or defects must be reported to the landlord immediately.

In case of key loss, the guest is liable for the actual replacement costs incurred. If a replacement of the locking system is necessary, these costs may also be charged.

In case of exceptionally heavy soiling, the landlord may charge additional reasonable cleaning costs.

Guests are recommended to take out private liability insurance.


§ 7 Cancellation and No-Show

The cancellation conditions agreed upon at the time of booking apply.

For bookings made via Booking.com or other booking platforms, the conditions stated there apply.

In case of a no-show, the agreed cancellation conditions also apply.

Travel cancellation insurance is recommended.

§ 8 Landlord's Right of Withdrawal

The landlord is entitled to withdraw from the contract or terminate it without notice if there is force majeure, official measures, safety reasons, or significant breaches of these General Terms and Conditions or the house rules.

This applies in particular to:

  • unauthorized over-occupancy,
  • unauthorized parties or events,
  • significant noise disturbances,
  • intentional damage,
  • illegal use of the holiday apartment,
  • violation of the smoking ban,
  • unauthorized pet keeping.

Payments already made will only be refunded in this case to the extent required by law.

§ 9 Wi-Fi Use

The landlord provides Wi-Fi access during the stay.

There is no entitlement to constant availability or specific transmission speeds.

The guest undertakes not to use the Wi-Fi unlawfully. In particular, illegal downloads, file sharing, and the distribution of unlawful content are prohibited.

The guest is liable for damages or third-party claims arising from unlawful use of the Wi-Fi.

The landlord is entitled to temporarily or permanently block Wi-Fi access in case of misuse.

§ 10 Landlord's Liability

The landlord is only liable for intent and gross negligence, to the extent permitted by law.

The limitation of liability does not apply to damages resulting from injury to life, body, or health.

No liability is assumed for short-term failures of electricity, water, heating, internet, or other utility services, unless these were caused intentionally or through gross negligence by the landlord.

No liability is assumed for items brought in by the guest, to the extent permitted by law.

§ 11 Data Protection

Personal data is processed exclusively in accordance with statutory data protection regulations.

§ 12 Final Provisions

German law shall apply.

The place of jurisdiction for merchants and legal entities is the landlord's registered office.

Should any individual provisions of these General Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.
